1. About these terms

These terms govern your use of cash4houses.co.uk (the "Website"), our enquiry and valuation forms, our AI assistant "Andy" and our social media and Google Business Profile pages (together, our "Online Services"). By using the Website you agree to them. If you do not agree, please do not use it.

These terms do not form a contract to sell your property. If you decide to sell to us, the sale will be governed by a separate written contract (and your solicitor will explain it to you). Nothing on the Website is a binding offer.

3. Who we buy from and what we do

We are a property buying company. We buy residential properties for cash using our own funds or through our associated buyers. We are not a regulated financial adviser, mortgage adviser or law firm, and we do not give financial, tax or legal advice. We are not authorised by the Financial Conduct Authority and do not provide regulated mortgage or credit services.

We encourage you to take independent legal advice from a solicitor of your choice before agreeing to sell, and to compare other ways of selling (such as an estate agent or auction). You are never obliged to accept our offer.

4. Information on the Website is general only

The content on the Website, including blog posts, social media posts, local market comments and the figures and timescales quoted, is general information and not advice about your own circumstances. Property markets, interest rates and the law change, so please do not rely on it as a complete or current statement.

Any price, "offer", "valuation" or timescale you receive from us is subject to a satisfactory inspection or verification of the property, title and legal checks, and signed contracts. Our written offer will state the price, any conditions, who pays which costs, the circumstances in which the price could change, and the timescale. We will not reduce an agreed price without a valid reason that we explain to you in writing.

Statements such as "cash offer within 48 hours" and "completion in as little as 7 days" describe what we aim to do in suitable cases. They depend on the property, legal title, your solicitor and other third parties.

5. Using our AI assistant, Andy

Andy is an AI assistant, not a human being and not Andrew Stallard personally. Andy gives general information and helps you take the next step. Andy's answers may sometimes be incomplete or wrong, so please check anything important with a member of our team. Andy does not give legal or financial advice and cannot make or accept offers or bind us to a contract. Please do not share bank details, passwords or other highly sensitive information in the chat. Conversations are stored and used as described in our Privacy Policy.

If you are in distress or at risk of harming yourself, please contact the emergency services on 999, or Samaritans on 116 123 (free, 24 hours). If you are struggling with debt or are worried about repossession, free and impartial help is available from MoneyHelper (moneyhelper.org.uk), StepChange (stepchange.org), Citizens Advice, and National Debtline.

6. Information you give us

When you submit a form or message, you confirm that:

• the information is accurate and complete to the best of your knowledge;
• you are the owner of the property or have the authority to act for the owner (for example as an executor or attorney); and
• you are 18 or over.

We may check your identity and the ownership of the property, which is a legal requirement for property transactions. How we use your personal information is explained in our Privacy Policy and Cookie Policy.

7. Acceptable use

You must not:

• use the Website unlawfully or to commit fraud, or give false or misleading information, or pretend to be someone else;
• harass, abuse or threaten our staff, or send offensive, discriminatory or unlawful content (including to Andy);
• try to gain unauthorised access to the Website or our systems, introduce viruses or other harmful code, or interfere with its operation;
• use bots, scrapers or automated tools to collect content or data from the Website without our written permission;
• use the Website to send unsolicited marketing.

We may block access or remove content if you break these terms, and report unlawful activity to the authorities.

8. Intellectual property

The Website and its content (text, graphics, logos, design, software, AI-generated images and databases) belong to us or our licensors and are protected by copyright and other intellectual property rights. You may view the Website and print or download extracts for your own personal, non-commercial use. You must not copy, republish, sell or commercially exploit our content without our written permission. "Cash 4 Houses" and our logos are used as our trading name. Some images on the Website and in our posts may be AI-generated illustrations of typical local streets and are not photographs of a specific property or customer.

9. Reviews, social media and comments

If you post comments, reviews or messages on our social media or Google Business Profile, you must follow the platform's rules and these terms. We may moderate or remove comments that are unlawful, abusive or misleading. You keep ownership of what you post but you give us permission to display it where you posted it. We only publish genuine reviews and testimonials.

10. Links to other websites

The Website may link to other sites (for example the Property Ombudsman, Citizens Advice or social media platforms). We do not control them and are not responsible for their content or privacy practices. A link is not an endorsement.

11. Availability and changes

We try to keep the Website available and accurate but do not promise it will be uninterrupted or error-free. We may update, suspend or withdraw any part of the Website at any time. We may change these terms from time to time. The "Last updated" date shows the current version, and continued use after a change means you accept the new terms.

12. Our responsibility to you

Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot legally be excluded or limited. This includes your statutory rights as a consumer.

Subject to that, and because the Website is provided free of charge: we are not liable for any loss caused by your use of, or inability to use, the Website, or by your reliance on its general content, except where we have been negligent or in breach of a legal duty. We are not liable for indirect or consequential loss, loss of profit or loss that was not reasonably foreseeable.

13. Viruses and security

We take reasonable steps to keep the Website free of harmful code but cannot guarantee it. You are responsible for using up-to-date antivirus and security on your devices.

14. If you have a complaint

We want to hear from you if something goes wrong. Please contact Andrew Stallard at Fast@Cash4Houses.co.uk. 15. Other important terms

• Entire agreement: these terms, our Privacy Policy and Cookie Policy are the whole agreement about your use of the Website.
• Transfer: we may transfer our rights under these terms to another organisation. You may not transfer yours.
• If part is unenforceable, the rest still applies.
• Our not enforcing a term at any time does not waive it later.
• Third parties have no right to enforce these terms.
• Governing law: these terms and any dispute about the Website are governed by the law of England and Wales. If you are a consumer, you may bring a claim in the courts of the part of the UK where you live, and you keep any mandatory consumer protections of the country where you live. Otherwise, the courts of England and Wales have exclusive jurisdiction.
